Challenge
Charnock Bates is a luxury estate agent selling West Yorkshire’s most distinguished homes. For over three decades, they have set the benchmark for estate agencies across the region — including Halifax, Huddersfield, Bradford, Leeds and the surrounding villages — and remain Yorkshire’s trusted name for high-value property sales.
After thirty years at the top, the brand was already heads above the competition. The challenge was not to reinvent it, but to elevate it further. Every touchpoint needed to reflect the calibre of the homes they represent, and the discerning sellers and high-net-worth buyers they work with — particularly across the £1 million+ market.
Approach
Working as their Fractional CMO (Chief Marketing Officer) I started with a full marketing review and used the insights to set their growth strategy. We identified their ideal customer persona and differentiation. I also reviewed their existing marketing and how we could shift perceptions to focus on what makes the brand unique and why a customer would choose them.
Recognising the strength of their heritage brand, we evolved rather than reinvented. The brand journey leaned harder into luxury — refining typography, photography, messaging and tone. We chose a new rich dark blue palette which gave the brand depth, confidence and a more elevated feel to the identity, keeping the iconic pink triangle that buyers and sellers across Yorkshire instantly recognise.
The refreshed messaging and identity were then rolled out across every physical and printed touchpoint – property brochures, For Sale boards, stationery, 3rd party sites and office signage. We worked on website content and their lifestyle magazine and created new customer experience touchpoints, such as thank you cards and gifts for customers. We worked with their designer to create branded tags that could be added to Champagne – everything aligned perfectly with the luxury brand.
We then moved on to the development of a new website. That involved writing a clear brief, then sourcing, reviewing and selecting an agency with proven experience in estate agency. They needed three things: integration with the agency’s CRM (Customer Relationship Management system), specialist knowledge of the property sector, and the design pedigree to produce a site befitting a luxury brand. The old site was already strong; the goal was to elevate the brand further and create a digital experience that matches the quality of homes Charnock Bates represents — from elegant period residences and countryside retreats to striking contemporary designs. We also wanted to further enhance SEO and AI optimisation. Having their own CMO at the helm, project managing such a large website project, freed up the senior team to focus on the business, whilst I was responsible for ensuring it was a success.
